How HVAC techs actually use Operaite.

No direct integrations. Operaite is best for HVAC owners who haven't scaled to ServiceTitan ($300–$500+/mo per seat).
Can it track maintenance contracts (twice-a-year tune-ups)?
Recurring auto-billing isn't built yet, but maintenance-contract customers get the same fast-invoice flow. Save the contract terms once on the customer profile; when the spring or fall visit happens, regenerate the invoice from the saved profile. The accounting tab tracks the prepaid-balance customers separately so you don't miss a visit.
Does it handle EPA-required refrigerant tracking on the invoice?
Add the refrigerant type (R-410A, R-32, R-22) and weight as a line item. For service calls that involve refrigerant recovery or recharge, most HVAC techs note the lbs in/out in the notes field, which prints on the customer's PDF and keeps your records aligned with EPA Section 608 documentation.
